History

TDJ Estate has existed since 2011. The stimulus to establish the company was the decision to expand the investment activities of TDJ into the real estate sector. The completion of a team of specialists and the consolidation of management of land owned and commercial facilities all allowed for a gradual expansion of the company in this market.

2019

Launch of the First District project, launch of the fifth phase of the Franciszkańskie housing estate. Settlement of the competition for the architectural concept of the subsequent stages of Zielona Dolina in Zabrze. Launch of the tender for contractors of .KTW II.

2016-2018

Development of residential projects in Katowice, Zabrze and Wieszowa. Expansion of the company’s portfolio with the real estate from the Kopex Group. Purchase of an investment area for multi-family housing on the Witosa housing estate. Construction and opening of the .KTW I office building.

2013-2015

Restructuring of the real estate portfolio. Beginning of the implementation of the “Osiedle Franciszkańskie” and launching a project for the construction of multi-family and single-family houses in Zabrze. Initiation of works on the Wieszowa estate. Purchase of the former DOKP headquarters and settlement of the architectural competition for the design of a new office complex. Acquisition of approximately 5 ha of land in the vicinity of the Culture Zone in Katowice.

2011-2012

Implementation of over a dozen transactions for the sale of industrial real estate. Re-commercialization of previously owned logistics parks and an office building. Purchase of 12 hectares of land in Zabrze for the purposes of a land developing project and preparation of the Franciszkańskie estate concept.

The company's flagship commercial investment is the .KTW office complex. The unique office space, located in the center of Katowice, responds to the needs of the most demanding tenants. The best proof of this is the group of tenants including Fujitsu, EY, Teleperformance Polska, Citigold, mBank and KKP Legal.

The most important residential project of TDJ Estate is the First District. A prestigious investment located in the center of Katowice in the immediate vicinity of the Culture Zone. Unique architecture, interesting land development, and a rich service zone ideal space for spending free time - these are the main markers of the most-anticipated housing project in the capital of Upper Silesia.

He has specialized in real estate industry and he’s responsible for the Estate sector in TDJ SA. He joined TDJ community in 2011, since September 2012 in function of the CEO of TDJ Estate. Member of managing and supervisory boards of companies of the TDJ real estate sector. In 2007-2010 he worked for international development investment funds implementing residential and office projects. Previously he held top management positions in leading companies in the large retail distribution sector (Carrefour, Auchan) and the fuel sector (Amoco). He completed postgraduate studies of MBA at Cracow University of Technology conducted in collaboration with Central Connecticut State University.  He’s holding a real estate appraiser license and other real estate industry licenses.

He graduated from the University of Economics in Katowice and Silesian University, studying Real Estate Appraisal and Management, and completed the CCIM training cycle.  He has been working in the real estate sector for more than 10 years. In the course of his professional career he has worked for international developers such as Reinhold and Panattoni, as well as the Decathlon retail chain and the Office of Capital Investments SA, specializing in the construction and rental of warehouse and commercial areas. He supervised the investment process from the land purchase through the design stages, attracting tenants, and commissioning the facilities for use. He was also responsible for monitoring the commercial real estate market. He has been involved with TDJ Group since 2013. He is working on a new office complex .KTW, built on the site of the former DOKP office building in the center of Katowice, coordinating and supervising the implementation of this investment.

A graduate of the Faculty of Civil Engineering at the Cracow University of Technology. He has 10 years of experience in comprehensive construction projects. From 2012, he was associated with the company Tebodin Poland, where he held the position of Department Manager and was responsible for managing the team, including carrying out investments in the field of management and technical supervision as well as coordination of tenants. He gained his previous professional experience in such companies as: PM Group Polska or Tele-Fonika Kable S.A.

He joined the TDJ Estate team in March 2018. He is responsible for the coordination of property development processes in the residential real estate sector.

He graduated from the Faculty of Economics, Real Estate Management and Public Services at the University of Economics in Katowice, and the Faculty of Civil Engineering and Construction at the Silesian University of Technology in Gliwice . He holds a state property manager’s license. He began his career in  King Sturge in Katowice and joined the JLL team in Cracow after the merger of this entity with Jones Lang LaSalle. He held the position of Senior Consultant there, advising during the process of acquiring new office spaces, during renegotiations of tenancy agreements and office consolidations. During his professional career he worked on the  commercialization of office buildings such as Millennium Plaza and Katowice Business Point. At TDJ Estate he is responsible for acquisition and dealing with the tenants of the .KTW office complex.

Graduate of Warsaw University of Technology at the faculty of Geodesy and Cartography, as well as post-graduate studies in Property Management at Warsaw University of Real Estate Management. Professionally involved in real estate market for more than 10 years. He specializes in acquiring property for investment, and gained his professional experience in Property Department of General Directorate for National Roads and Motorways and Napollo Development Group (formerly Nap Invest). Paweł joined the TDJ Estate team in March, 2019. He is responsible for estate area development and acquiring property for investment in Mazovian voivodeship. Personally passionate for travels, mountains and old Polish TV series.

He graduated from the Faculty of Organization and Management at the Technical University of Silesia in Katowice, and completed Postgraduate Studies in Property Appraisal and Management at the University of Silesia’s Faculty of Law. He began his career while still a student, by performing managerial functions in the service sector. He has been involved in the real estate sector since 2002, when he began collaborating with the PIONIER Real Estate Agencies, dealing with the sale of residential properties, the commercialization of commercial spaces, and real estate. He has been with TDJ Estate since 2014, participating in the creation of the Franciszkańskie Housing Estate from the beginning.

He graduated from the Faculty of  Information Technology at the University of Economics and Administration in Bytom. From 2000 to 2004 he worked as an real estate agent in LEXPOL real estate office. Over the next 16 years, he gained knowledge and skills at PB “DOMBUD” S.A as a real estate sales specialist and then a chief sales specialist. His duties included customer service, seeking and verifying lands intended for new investments and sales-related activities. He joined the TDJ Estate team in July 2018 and will provide comprehensive sales support for investments in Zabrze and Wieszowa. Privately, he is passionate about photography, rallies and all kinds of sports.

Graduated from Faculty of Finance and Accounting at the University of Economics in Katowice, specializing in property management. For 5 years he has been associated with the real estate market in Katowice. For the past three years, as a real estate specialist, he has been responsible for renting office space, retail and service outlets and warehouses, sales of investment lands and commercial properties, sales of residential investments, as well as acquisition and comprehensive customer service. During this time he worked, among other things in real estate sales for the construction of the Flyspot in Katowice, a wind tunnel for free fall simulation.  He joined the TDJ Estate team in January 2017 and is co-responsible for the process of office space leasing.

Housing sector

The most developed area of TDJ Estate development activity. The most important and the most prestigious investment of the company in this sector arises in the neighborhood of the Culture Zone. The first District consists of 265 high class residential premises and 13 service premises. Unique architecture, interesting land development, and common areas conducive to the integration of residents and providing them with pleasant leisure time – these are the main determinants of the most-awaited investment in recent years in Katowice.

The first and most well-known TDJ investment in the multi-family housing sector is the Franciszkańskie Housing Estate, being built in 2014 in Katowice Ligota, which will eventually have 1,300 flats. Franciszkańskie is distinguished by high-quality workmanship, interesting architecture, green surroundings and a rich service zone within the investment.

Another project of the company in the capital of Upper Silesia is the Bardowskiego 1 housing estate located on the Katowice Witosa estate. An intimate investment consisting of 4 buildings and 150 apartments surrounded by greenery and a rich service infrastructure will meet the expectations of even the most demanding customers.

Additionally, TDJ Estate is constructing the first three residential buildings as part of the Zielona Dolina housing estate in Zabrze, in the district of Mikulczyce. Land developing

TDJ Estate made the first project in the field of land real estate in Zabrze. 12 plots of land designated for single-family housing were earmarked, distributed and sold on a total area of 12 ha. For the next project, which is a multi-stage housing estate in Wieszów (bourough of Zbrosławice), the company joined in 2015. In the initial phase, an area totaling 1000 ha had a lot of 6 ha separated, and then divided into 57 plots of land. In the second phase, another 97 plots were separated. Here, the investor offers both ready-made houses and fully prepared plots where buyers can build according to their own design.

Commercial sector

TDJ Estate’s flagship project in the field of commercial real estate is the modern office complex .KTW, located in the vicinity of the legendary Spodek. In the place of the former DOKP headquarters, two high-rise buildings will be erected, connected with an underground garage. The vast majority of the building’s area will be allocated to office space, which will complement the commercial and service spaces. Construction of .KTW I started at the beginning of June 2016, and the official opening took place on May 15, 2018. Medusa Group’s work is responsible for the architectural design and interior design in the common areas of the complex.

Case Study Building of .KTW I

Construction begins

The preparation of the investment site and construction of .KTW I commenced in June 2016. The key task at this stage was the creation of slurry walls that designated the area of ​​the foundation slabs under both planned facilities. Its circumference was 330 m at the maximum excavation depth of 26 m. During the implementation of deep excavations, trucks servicing the construction performed ca. 120 courses daily, transporting approximately 1200 m3 of land.

The Earthworks Finale

Earthworks were completed at the end of 2016. In total, 108 thousand sqm. of dredge were exported from the construction site, and more than 14 thousand m3 of structural concrete appeared in its place. First, the work carried out at the diaphragm walls was positively evaluated. After the completion of underground stories for the .KTW I building was finished, work on the construction of the first floor began. Four cranes were operating on the construction site.

Suspension of the structure

In April 2017, an important architectural element was implemented, i.e. structural suspension between the 6th and 7th stories aboveground, at a height of approx. 24 meters. The top body of the building was shifted relative to the lower one by several meters towards the north-west. In addition to construction works, work related to the road network system were continued at the construction site. Installation works took place in the underground garage.

Building Shell completed

At the beginning of the year, the .KTW I building reached the building shell state. The last crane disappeared from the construction site. The roof was finished with composite wall panels, on which the expanded metal mesh was later fixed, connecting the aesthetics to that of the facade of the International Congress Center. A road system around the office building was also created. The building was fitted with all elevators, and finishing works became more and more advanced.

Preparations

In 2013, TDJ Estate bought the former DOKP building in the vicinity of the iconic Spodek. After the technical analysis of the facility, a decision was made to dismantle it. This process lasted 12 months, until March 2016. In the same year, in May, during the European Economic Congress, the architectural design of the new complex was officially presented, prepared in cooperation with the Medusa Group studio. The general contractor was entrusted to the Polish branch of the STRABAG company.

100 days of work

Three months after the start of construction, earthworks related to the excavation were completed. Barettes were constructed, i.e. structural elements of the intermediate foundation for the foundation slab. In addition, anchors were created for successively exposed further sections of diaphragm walls. The first stage of reinforcement of the foundation slab was also started, and a tower crane with a height of 53 m appeared on the construction site of the complex.

Cornerstone

On February 16, 2017, the cornerstone laying ceremony of .KTW I was held, initiating the construction works on the above-ground part of the building. The ceremony was attended by, among others, Marcin Krupa, president of Katowice and Tomasz Domogała, owner of TDJ. To commemorate this event, the signed foundation act and items selected in the plebiscite “Silesian design in .KTW” were place in a special sarcophagus.

Topping Off

In September 2017, the highest construction point of .KTW I was achieved, which was solemnly underlined by the decoration of the topping off ceremony to celebrate the ending of building operations. Participants included representatives of the investor, general contractor, entities responsible for the investor’s supervision and architects. After the completion of the main building structure, the façade and consoles were continued on the construction site. At the same time, installation and finishing works became more and more advanced. The infrastructure in mechanical shafts was also intensively developed.

Opening .KTW I

On May 15, 2018, during the tenth anniversary of the European Economic Congress, the grand opening ceremony took place. After 24 months of intensive work, the office building in the heart of Katowice was completed and put into operation. Guests invited to the ceremony had the chance not only to get to know the investment process from the inside, but also to visit the top floor of the office building and the Transformation Gallery, which presented the history of the place where .KTW was established.
