Historia

TDJ Estate istnieje od 2011 roku. Impulsem do powołania spółki była decyzja o rozwinięciu działalności inwestycyjnej TDJ S.A. w sektorze nieruchomości. Skompletowanie zespołu specjalistów oraz konsolidacja zarządzania posiadanymi gruntami i obiektami komercyjnymi, pozwoliły na stopniową ekspansję firmy w tym obszarze rynkowym.

2011-2012

Realizacja kilkunastu transakcji sprzedaży nieruchomości przemysłowych. Rekomercjalizacja posiadanych parków logistycznych i budynku biurowego. Zakup 12 ha gruntu w Zabrzu na potrzeby projektu typu land developing oraz przygotowanie koncepcji Osiedla Franciszkańskiego.

2013-2015

Dalsza restrukturyzacja portfela nieruchomości. Rozpoczęcie realizacji Osiedla Franciszkańskiego oraz uruchomienie projektu budowy domów wielorodzinnych, a następnie jednorodzinnych w Zabrzu. Zainicjowanie prac na Osiedlu Wieszowa. Zakup siedziby byłej DOKP i rozstrzygnięcie konkursu architektonicznego na projekt nowego kompleksu biurowego. Nabycie ok. 5 ha gruntu w sąsiedztwie Strefy Kultury w Katowicach.

2016-2018

Dalszy rozwój projektów mieszkaniowych w Katowicach, Zabrzu i Wieszowie. Rozbudowa portfolio spółki o nieruchomości Grupy Kopex. Zakup terenu inwestycyjnego pod zabudowę wielorodzinną na osiedlu Witosa. Budowa i otwarcie biurowca .KTW I.
Flagową inwestycją mieszkaniową spółki jest Osiedle Franciszkańskie, powstające w katowickiej Ligocie, które docelowo będzie liczyło 1 300 mieszkań. TDJ Estate pracuje także nad nowym projektem w sąsiedztwie Strefy Kultury w Katowicach, którego wizję urbanistyczną i architektoniczną tworzy wspólnie z renomowaną pracownią Medusagroup. Ponadto w 2018 r. rozpocznie budowę domów wielorodzinnych na os. Witosa oraz na terenach zlokalizowanych na granicy Zabrza, Gliwic i Szałszy. W rejonie Wieszowej rozwija z kolei projekt osiedla domów jednorodzinnych.

He specializes in the real estate industry and is responsible for the Estate sector in the TDJ Group, with which he has been associated since April 2011. From September 2012 to December 2018, he was the president of the management board of TDJ Estate Sp. z o.o. He is a member of management and supervisory boards of TDJ real estate companies. In 2007-2010, he worked for international development investment funds implementing residential and office projects. In the previous years, he held managerial positions in leading companies in the large distribution sector (Carrefour, Auchan) and the fuel sector (Amoco). He graduated postgraduate MBA studies at the Krakow University of Technology in cooperation with Connecticut State University. He holds a property appraiser licence and other licences from the real estate sector.

He graduated from the University of Economics in Katowice and the University of Silesia (Faculty of Mathematics, Physics and Chemistry as well as Real Estate Appraisal and Management). He completed a series of CCIM trainings. For several dozen years associated with the real estate market. He gained his professional experience working for international developers, such as Reinhold and Panattoni, as well as for the Decathlon retail chain and Biuro Inwestycji Kapitałowych SA (Office of Capital Investments SA), specializing in the construction and rental of warehouse and commercial space. He supervised investment processes from the moment of land purchase, through design stages, acquiring tenants, to putting the facilities into use. He was also responsible for monitoring the commercial real estate market. He joined the TDJ community in 2013. He is responsible for the commercial real estate segment and the land development area. Among other things, he oversees the construction and commercialization process of the new .KTW office complex being built in the Katowice Cultural Zone and he is responsible for the “Zbrosławice” land development project.

He graduated from The University of Warmia and Mazury in Olsztyn in the Mechanical Department, Schools of Postgraduate Studies in the field of business management at the University of Information Technology and Management in Olsztyn and The Central Europe Trust and The Chartered Association of Certified Accountants (ACCA). Since 1998 he has been working in fields of finance, strategic and operational management, mainly for production companies listed on the WSE. He held managerial functions in Indykopl S.A. and Fabryka Mebli Forte S.A.

From 2014 until the transition to TDJ he held the position of financial director at Rolmex S.A., he was also vice president of Wine Taste Sp. z o.o. and a member of the Supervisory Board of Indykpol Brand Sp. z o.o.

He graduated from the Faculty of Economics, Real Estate Management and Public Services at the University of Economics in Katowice, and the Faculty of Civil Engineering and Construction at the Silesian University of Technology in Gliwice . He holds a state property manager’s license. He began his career in  King Sturge in Katowice and joined the JLL team in Cracow after the merger of this entity with Jones Lang LaSalle. He held the position of Senior Consultant there, advising during the process of acquiring new office spaces, during renegotiations of tenancy agreements and office consolidations. During his professional career he worked on the  commercialization of office buildings such as Millennium Plaza and Katowice Business Point. At TDJ Estate, he is responsible for managing teams dealing with the acquisition and service of tenants of the .KTW office complex, as well as the management of real estate in the company’s portfolio.

He graduated from the Faculty of Organization and Management at the Silesian University of Technology in Katowice and postgraduate studies in Property Appraisal and Management at the Faculty of Law of the University of Silesia. He started his professional career while still studying, holding managerial positions in the service sector. He has been involved in the real estate sector since 2002, when he started working with the Pionier Real Estate Agency, dealing with the sale of residential properties, commercialization of commercial space and real estate brokerage. He started working at TDJ Estate in 2014, participating in the creation of Osiedle Franciszkańskie Housing Estate from the very beginning. Since 2021, he has been the Sales Director responsible for all the residential projects. After hours, he plays indoor football, skates and skis. He likes to spend time in the garage doing DIY.

He is a graduate of Master’s studies in the field of Construction at the Krakow University of Technology. He also completed MBA studies and postgraduate studies in Business Psychology for Managers and Professional Coaching at the Kozminski University. He has over twenty years of experience in the construction industry. He developed his professional career in companies that are leaders in the construction industry: Mostostal Kraków, Budimex or PORR SA, for the last 15 years holding managerial positions in them. Recently, he was professionally associated with PORR SA, where he was a branch director and proxy. He joined the TDJ Estate team in February 2022. As technical director, he is responsible for managing the construction department. Playing the violin is his greatest passion.

A graduate of the Faculty of Civil Engineering of the Cracow University of Technology . He has over 10 years of experience in comprehensive construction projects. From 2012, he was associated with Tebodin Poland, where he held the position of Department Manager and was responsible for managing the team, including carrying out investments in the field of management and technical supervision as well as tenants’ coordination. He gained his previous professional experience in such companies as: PM Group Polska or Tele-Fonika Kable SA. He joined the TDJ Estate team in March 2018. He is responsible for coordinating property development processes in the residential real estate sector.

He has been gaining experience in the field of real estate for over 15 years. He started his professional career working in real estate offices. He has a  state real estate broker’s license . For five years he dealt with real estate management from the corporate resources of the Katowice Capital Group (Katowicka Grupa Kapitałowa), where his duties included, inter alia, creating an asset management concept, coordinating real estate appraisals, acquiring buyers and supervising the transaction process. He is a graduate of the University of Economics in Katowice, where he completed his master’s studies in the field of Property Management and Public Services. He also completed post-graduate studies in Project Management at the Silesian University of Technology and Property Appraiser at the University of Economics. He joined the TDJ Estate team in January 2017 and is responsible for real estate trading in companies from the TDJ Capital Group. Since 2019, he has also been developing his skills as an Operational Manager of new residential investments.

He graduated from the Silesian University of Management in Katowice in the field of Management and Marketing. Since 2007, he has been associated with the trenchless engineering industry. During his professional work, he dealt with, inter alia, organizing and dividing the work of individual teams of employees and negotiating terms of cooperation with contractors and subcontractors. In 2018, he completed post-graduate studies in Real Estate Management. He joined the TDJ Estate team in March 2017. Initially, he held the position of an after-sales service specialist, in 2018 he was promoted to the position of Operational Manager and supervises the following investments: Zielona Dolina, Osiedle Franciszkańskie and Franciszkańskie Południe Housing Estate.

Since 2014, she has been associated with Tebodin Poland and Tebodin Bilfinger, where she gained professional experience in the positions of: construction engineer, project administrator and office tenant coordinator. She joined the TDJ Estate team in May 2018. Her duties included the coordination of activities related to the construction of the .KTW office complex and the finishing of office space for future tenants. In 2022, she took the position of the Operational Manager and she is responsible for implementation of multidisciplinary projects carried out by TDJ Estate in Zbrosławice and Rybnik. Privately, she is a lover of architecture and long journeys.

He is a graduate of the WSB University in Chorzów where he completed a Master’s Degree in Finance and Accounting. For 12 years associated with the real estate market. For the last five years he has been involved in the commercialization of office real estate and the development of the land bank at OPAL. His duties included, among others, acquiring new tenants, negotiations, building long-term relationships with contractors and supervising the processes of concluding transactions and fit-out processes.

He joined the TDJ Estate team in February 2022 and is responsible for the coordination of housing estate projects as the Operational Manager. Privately, he is interested in real estate, he likes to ride a bike and play squash.

A graduate of the Silesian University of Technology and the University of Silesia. She completed BA studies in Sociology and MA studies in Political Science. From the very beginning, her professional experience is related to the area of administrative work and customer service. In the years 2010-2016, she worked at the Marshal’s Office of the Śląskie Voivodeship as an Inspector and was responsible for administrative support for projects implemented by the Voivodeship Self-Government under the European Funds. She joined the TDJ Estate team in October 2016. Her tasks include supporting administrative processes related to the course of the .KTW project, preparing reports and summaries for the purposes of project organization and coordinating the work of the project office at TDJ Estate. In 2018, she completed postgraduate studies in Property Management at the University of Economics in Katowice and since then she has been a Property Manager and manages the proper functioning of office buildings in TDJ’s portfolio, located, among others, in Katowice and Krakow.

A graduate of master’s studies with a specialization in property management at the Faculty of Finance and Accounting at the University of Economics in Katowice. Since 2011, for 5 years he has been associated with the Katowice real estate market. He was responsible for  renting office space, retail and service outlets and warehouses, sales of investment lands and commercial properties, sales of residential investments, as well as acquisition and comprehensive customer service. During this time he worked, among other things in real estate sales for the construction of the Flyspot in Katowice, a wind tunnel for free fall simulation.  He joined the TDJ Estate team in January 2017 and is co-responsible for the process of office space leasing.

She started her career as an administrator and then a real estate manager at Kotrak, specializing in residential real estate management. He is a licensed property manager and real estate broker. She joined the TDJ Estate team in October 2021. She carries out tasks in the field of lease and management of commercial real estate. Privately, she is passionate about travel, theater and jazz music.

A graduate of the WSB University in Poznań in the field of Purchase Manager and the Opole University of Technology in the fields of Enterprise Management and Management and Production Engineering. For 12 years he was associated with the Kopex Group, where he gained professional experience holding the positions from a specialist through a manager to a director in the area of purchases. His duties included, inter alia, reorganization and optimization of the purchasing area in the capital group, introduction of a new purchasing model, where he negotiated framework agreements with suppliers and dealt with the sale of the group’s movable and immovable property. He has the Negotiation Skills certificate of the American Franklin University. Privately, he is passionate about car rallies and ballroom dancing. He joined the TDJ Estate team in October 2017, where he deals with the sale of commercial real estate and the restructuring of the assets of the TDJ capital group.

From 2000 to 2002, he worked as an real estate agent in the LEXPOL real estate office. For the next 16 years, he gained knowledge and skills in PB “DOMBUD” SA as a real estate sales specialist, and then as the main sales specialist. His duties included customer service, seeking and verification of land for new investments and sales-related service. He joined the TDJ Estate team in July 2018. He provides comprehensive sales services for the Zielona Dolina project in Zabrze, as well as land analysis for the development of new TDJ investments. Privately, he is passionate about photography, car rallies and all forms of sport.

He gained professional experience, among others in the Property Department of the General Directorate for National Roads and Motorways and as well as in the Napollo development group (formerly Nap Invest). He joined the TDJ Estate team in March 2019. He is responsible for the development of the estate area and acquisition of land for investments in the Mazowieckie Voivodeship. She is also a graduate of the Academy of Physical Education in Katowice. He has been working at TDJ Estate since 2014 as the Sales Department Manager. Privately, she is a photography and snowboarding enthusiast.

He coordinates land development projects from the design phase, through the organization of tender processes, supervision over the implementation of investments, to the sale of building plots and single-family houses.

From 2007, she worked for DOMBUD SA, where she was responsible for the widely understood real estate sales. She joined the TDJ Estate team in March 2019 and is responsible for sales within Pierwsza Dzielnica (the First District Housing Estate) investment. Since 2021, he has been the sales office manager. Privately, she is passionate about long journeys, ambitious cinema, sports and interesting books.

She started her professional career in 2005 in one of the most respected and global companies in the construction industry – Strabag. During 15 years of work, she has been gaining experience as a construction engineer, production preparation specialist and deputy production preparation manager. She participated in the implementation of projects such as: Silesia City Center in Katowice, Galeria Jurajska in Częstochowa, Galeria Katowicka with the railway station in Katowice, “Bielany” shopping center in Wrocław, .KTW I office building in Katowice, “The Bridge” hotel in Wrocław, Shopping Center “Galeria Wiślanka” in Żory. She joined the TDJ Estate team in April 2020. Her duties include supervision and conducting tenders, selecting subcontractors and cost analysis of the projects underway. Privately, she is a lover of travel, squash and dog training.

Graduated with distinction from the Silesian University of Technology (Faculty of Construction). He has been associated with construction and building industry since high school – the Technical College in Katowice. He holds an unlimited license to manage construction works. He started his professional career in 2002 at Exbud – Skanska on the construction site of the Plaza Center in Krakow and the Piramida Hotel in Tychy. Then from 2004 to 2010 at Warbud S.A. where he passed the career ladder from the engineer in the bidding department, the construction engineer, the work manager to the construction manager. In that time he worked at construction site at Silesion Hotel in Katowice, 4 Cinema City buildings, Outlet Fashion House in Sosnowiec. In another company, as the Contract Manager, he was in charge of realization of i.a. Rondo Ofiar Katynia in Krakow, ring road Radomsko, BMW service center in Rzeszów. For the last 5 years he worked at Tebodin Poland where he held the position of Contract Manager and Supervision Inspector (extension of the Opel factory in Gliwice, construction of the Prologis factory hall in Chorzów). On behalf of Tebodin, until June 2016, he participated in investor’s supervision over the construction of the .KTW I project. He joined the TDJ Estate team in January 2018. He is responsible for coordination of all activities related to the construction of the .KTW office complex and finishing office space for future tenants.

He is a graduate of engineering studies at the Cracow University of Technology with a degree in the field of Construction and Engineering Structures. He has been involved in the construction sector for over 15 years. He has achieved qualifications to manage construction works and has received the Norwegian rights to run the assembly of prefabricated reinforced concrete structures. Paweł has gained his experience working in the largest companies in the industry both in Poland and around the world, including companies such as Mota – Engil Polska SA, Skanska SA, Tebodin Sp. z. o.o Throughout professional career, he has been employed in the positions of both construction manager and project manager and has supervised projects in Poland and abroad, including in construction jobs in Portugal and Norway. Some of his largest projects included the construction of Electrolux in Siewierz, Stalprodukt in Bochnia, Famur in Katowice, Huta Łabędy in Gliwice, the gel production plant for Henkel Operation in Racibórz, as well as the construction of a new converter dust collection plant for Arcelor Mittal in Dąbrowa Górnicza. In May 2019 he joined the TDJ Estate team where his duties include supervising the latest investment – Pierwsza Dzielnica (the First District Housing Estate). Privately, he is passionate about historical books and classical music.

A graduate of engineering studies at the Faculty of Environmental Engineering of the Krakow University of Technology. For over 10 years associated with the Polish construction market. He gained experience in general contracting companies such as Awbud SA, Karmar SA or Finetech Construction Sp. z o.o. He supervised the implementation of large residential and industrial projects, including specialized pharmaceutical projects. Before joining TDJ Estate, for the last 2.5 years he was a construction manager of a modern factory for the production of liquid forms of drugs for the largest pharmaceutical group in Poland. He is authorized to manage construction works without restrictions. He joined the TDJ team in May 2020. His tasks include comprehensive implementation of the company’s housing project in Krakow and Katowice. In his free time, he likes to compete on the badminton court or spend time in the mountains on hiking or biking.

She is a graduate of the Faculty of Civil Engineering at the Silesian University of Technology in Gliwice. She gained her first professional experience at DSBUD Sp. z o.o., where, as a construction engineer, she was responsible for earth and road works on the construction sites of logistics halls, including the Lidl Distribution Center in Gródków. She developed her competences as a construction engineer and then works manager at CFE Polska, implementing the expansion project and reconstruction of the Platan Shopping Center in Zabrze, construction of the Bulwary Książęce residential complex in Wrocław and construction of the Panattoni logistics hall in Sosnowiec. She  strengthened the TDJ Estate team in May 2021. On a daily basis, she is involved in the implementation of the Zielona Dolina multi-family housing project in Zabrze. Privately, she is interested in contemporary architecture, and likes to spend his free time reading a good book.

He graduated from the Faculty of Civil Engineering at the Cracow University of Technology as well as Environmental Engineering at the University of Technology and Humanities in Bielsko-Biała. He has full construction qualifications without restrictions. From 2013, he worked at Bielskie Przedsiębiorstwo Budownictwa Przemysłowego SA, starting from the position of an engineer and ending with a construction manager. Investments that he led include Construction of the Indoor Swimming Pool in Andrychów, expansion of the Lajkonik Snacks Plant in Skawina or installation of the Formulation and Confection of Plant Protection Agents for Synthos AGRO. He also participated in the construction of the SSBR installation for Synthos and the expansion of the CHP plant in Tychy. He joined the TDJ Estate team in July 2021. He is responsible for the implementation of the Osiedle Franciszkańskie (Franciszkańskie Housing Estate) project. Privately, he deals with capital markets and investing as an amateur. She loves reading good fantasy.

A graduate of engineering studies in the field of Architecture and Town Planning and MA studies in the field of Architecture at the University of Technology in Katowice. She gained her professional experience by developing conceptual, construction and executive designs of residential and service buildings, working as an Assistant Designer in the WL Projekt studio and the Uszok Architectural Studio. Klaudia joined the TDJ Estate team in November 2021. She’s involved in the implementation of housing projects on a daily basis. Architecture and design are her passion at work and after hours. She is a lover of mountain hiking.

Associated with the construction market for over five years. He gained his professional experience at E003B7 (SPV Rafako SA) on one of the largest industrial construction investments in the region – the construction of a 910 MW power unit in Jaworzno, where as a construction engineer he was responsible for the implementation of several facilities, ranging from earthworks to soil strengthening and finishing works. In November 2020, he joined the TDJ Estate team, where he is involved in the project of Osiedle Franciszkańskie and Franciszkańskie Południe as a construction engineer. Currently, he is expanding his knowledge by studying Civil Engineering at the Faculty of Civil Engineering at the Krakow University of Technology. He is also a graduate of AWF Katowice (Academy of Physical Education in Katowice) in the field of Physiotherapy and Tourism and Recreation, and a lifeguard. Privately, he is passionate about all activities related to water – swimming, diving, water rescue and the organization of swimming competitions.

A graduate of the Cracow University of Technology in the field of Environmental Engineering, with a specialization in Heat and Health Installations and Devices. He has unlimited building qualifications to manage construction works in the field of sanitary installations. From 2015, he was professionally associated with the Karmar SA company, belonging to the Bouygues Construction group, working as a sanitary works engineer and warranty service engineer, as well as supporting the offer department. He participated in the implementation of projects such as the Dormitories of the Jagiellonian University Medical College in Kraków or the Shopping Center in Andrychów. Before joining the TDJ Estate team in August 2021, he worked at Dekpol Budownictwo, where he was involved in the construction of a warehouse hall for Panattoni Europe in Skawina. Currently, he supports the construction team in the implementation of the project of Osiedle Franciszkańskie and Franciszkańskie Południe Housing Estate. Privately, he is a very active person – he plays volleyball, trains in the gym, runs, is a kickboxing instructor, and he walks in the mountains.

He graduated from a technical school with a construction profile. He took his first steps on the construction site as a seasonal worker. During his studies, he worked in a design office as an assistant designer, dealing with the design of steel structures, mainly telecommunications masts. Then he gained experience as a designer in the field of cubature construction. He joined TDJ Estate in July 2021 to support the construction team of Pierwsza Dzielnica (the First District) in the erection of the next stages of the investment. Privately, his passion is sport, he likes to play football and squash the most. She also loves to travel and discover new flavours.

He graduated from the Faculty of Electrical Engineering at the Silesian University of Technology and the Czestochowa University of Technology, specializing in electrical engineering and electrical installations in construction. He has construction qualifications to design and manage construction works in the installation specialty in the field of electrical and power networks, installations and devices without restrictions. From 2007 he was professionally involved with the company PKiMSA “Carboautomatyka” SA. He started as an electrician, being promoted to team manager and contract director’s assistant of implemented projects. Recently, he was employed as an electrical works manager and was responsible for the construction of a drainage station and filter presses for KWK Knurów (Knurów Coal Mine) in the field of electrical works. He also participated in the modernization of the Silesian Stadium and the modernization of the fine scrubber for KWK Jankowice (Jankowice Coal Mine). He joined the TDJ Estate team in September 2021. He is responsible for coordinating projects in the field of electrical and low-voltage installations. Privately, he has a weakness for dogs and is passionate about motorization.

She completed BA studies in the field of Mathematics in Economics and MA studies in the field of Finance and Accounting. From 2017, she worked for Tebodin Bilfinger, where she gained professional experience in the positions of office assistant and tenatnts’ coordinator of office and retail spaces . She joined the TDJ Estate team in September 2019. She is responsible for coordinating the finishing works of office space in the KTW complex. Privately, she is passionate about sport, mountain trips, thrillers and horror literature.

She graduated from engineering studies in the field of Construction at the AGH University of Science and Technology in Krakow. From July 2017, she held the position of a production preparation specialist in the implementation of office and service and commercial facilities, and from March 2018 to August 2018, after obtaining the title of engineer, she was a junior construction engineer in the renovation of a historic building and in the implementation of new office and service facilities. -commercial. In 2020, she graduated from the Master’s Degree in Construction and Engineering Structures in the field of Construction at the Silesian University of Technology. She joined the TDJ Estate team in September 2018. Her duties include comprehensive supervision over the administrative matters of the First District investment and coordination of the implementation of show flats on housing projects carried out by TDJ Estate.

For 13 years he gained experience in PB “DOMBUD” SA, first as a specialist for industrial processes , and for the last 5 years as a referee for real estate sales and sales specialist. His duties included comprehensive customer service in the field of sales and related to sales. He joined the TDJ Estate team in February 2019. He was responsible for comprehensive support for the sales office in technical and sales matters related to the investment of Osiedle Franciszkańskie and Franciszkańskie Południe Housing Estate.  in 2022 he was promoted to the position of junior project manager and his duties include supporting the project manager in organizing the construction process related to the Dobrynów investmen. In his spare time, he practices sports, and his greatest passion is traveling.

A graduate of Master’s Degree in the field of Construction at the Silesian University of Technology. She gained professional experience working for Erbud Industry and DL Invest Group. Since 2018 she was associated with Intravi as a construction engineer and then works manager. She participated in the construction of a warehouse, a multi-family residential building and the reconstruction of a holiday resort. She is authorized to manage construction works in the construction and building specialty without restrictions.

She joined the TDJ Estate team in February 2022. She deals mainly with managing fit out projects of business premises for rent, being a part of housing projects. Privately, she enjoys baking cakes and photographing nature. She loves dogs and likes to spend time actively.

She has worked on private projects and industrial facilities, supporting studios in the concept, competition, and finishing stages. She joined TDJ at the end of 2020 and has been tasked with the comprehensive administration of the Franciszkańskie Południe project. Her passions are modernist architecture, art history, and urban planning. She remains committed to the issue of environmental protection.

She was responsible for marketing research at Makro Cash & Carry Poland and the Güdel Group. Her adventure with TDJ Group began in 2014. She worked in the FAMUR marketing department for 1.5 years, and was responsible for, among other things, advertising materials, preparing and editing marketing texts, and organizing branch events. She has been on the TDJ Estate since April 2016, responsible for all of the company’s marketing and image-building activities.

Case Study Budowy .KTW I

Start budowy

Przygotowanie terenu inwestycji i budowę .KTW I rozpoczęto w czerwcu 2016 r. Kluczowym zadaniem na tym etapie było stworzenie ścian szczelinowych, które wyznaczyły obszar płyty fundamentowej pod oba planowane obiekty. Jej obwód wyniósł 330 m przy maksymalnej głębokości wykopu 26 m. W czasie realizacji głębokich wykopów ciężarówki obsługujące budowę wykonywały codziennie ok. 120 kursów, wywożąc ok. 1,2 tys. m3 ziemi.

Finał prac ziemnych

Roboty ziemne zakończono pod koniec 2016 r. W sumie z terenu budowy wywieziono 108 tys. mkw. urobku, a w jego miejsce pojawiło się ponad 14 tys. m3 betonu konstrukcyjnego. Wcześniej pozytywnie oceniono prace zrealizowane przy ścianach szczelinowych. Ukończono realizację kondygnacji podziemnych dla budynku .KTW I i rozpoczęto prace przy konstrukcji pierwszego piętra. Na placu budowy działały cztery żurawie.

Przewieszenie konstrukcji

W kwietniu 2017 r. nastąpiła realizacja ważnego elementu architektonicznego, czyli tzw. przewieszenia konstrukcji pomiędzy 6. i 7. kondygnacją nadziemną, na wysokości ok. 24 metrów. Górna bryła budynku została przesunięta względem tej dolnej o kilka metrów w kierunku północno-zachodnim. Obok robót konstrukcyjnych, na placu budowy kontynuowano roboty związane z układem drogowym. W garażu podziemnym wystartowały prace instalacyjne.

Stan surowy zamknięty

Z początkiem roku budynek .KTW I osiągnął stan surowy zamknięty. Z placu budowy zniknął ostatni żuraw. Zakończona została obudowa dachu technicznego z płyt warstwowych, na których zamocowano następnie siatki cięto-ciągnione, nawiązujące estetyką do fasady budynku Międzynarodowego Centrum Kongresowego. Powstał także układ drogowy wokół biurowca. W budynku zamontowano wszystkie windy, a prace wykończeniowe stały się coraz bardziej zaawansowane.

Przygotowania

W 2013 r. TDJ Estate zakupił budynek byłej DOKP w sąsiedztwie ikonicznego Spodka. Po analizie technicznej obiektu podjęto decyzję o rozbiórce. Trwała ona 12 miesięcy, do marca 2016 r. Tego samego roku, w maju, podczas Europejskiego Kongresu Gospodarczego oficjalnie zaprezentowano projekt architektoniczny nowego kompleksu, przygotowany we współpracy z pracownią Medusagroup. Generalne wykonawstwo powierzono polskiemu oddziałowi firmy STRABAG.

100 dni prac

Po trzech miesiącach od startu budowy zakończono roboty ziemne związane z wykopem. Wykonano barety, czyli elementy konstrukcyjne posadowienia pośredniego pod płytę fundamentową. Ponadto utworzono kotwienia dla sukcesywnie odsłanianych dalszych sekcji ścian szczelinowych. Rozpoczęto również pierwszy etap zbrojenia płyty fundamentu, a na budowie kompleksu pojawił się żuraw wieżowy o wysokości 53 m.

Kamień węgielny

16 lutego 2017 r. odbyła się ceremonia wmurowania kamienia węgielnego pod .KTW I, która zapoczątkowała realizację części nadziemnej obiektu. W uroczystości wzięli udział m.in. Marcin Krupa, prezydent Katowic oraz Tomasz Domogała, właściciel TDJ. Dla upamiętnienia tego wydarzenia, w specjalnym sarkofagu umieszczono podpisany akt erekcyjny oraz przedmioty wyłonione w plebiscycie „Śląski design w .KTW“.

Podwieszenie wiechy

We wrześniu 2017 r. osiągnięto najwyższy punkt konstrukcyjny .KTW I, co zostało uroczyście podkreślone ceremonią podwieszenia wiechy. Uczestniczyli w niej przedstawiciele inwestora, generalnego wykonawcy, podmiotu odpowiedzialnego za nadzór inwestorski oraz architekci. Po ukończeniu głównej konstrukcji budynku, na placu budowy kontynuowano montaż elewacji i konsol. Równocześnie, coraz bardziej zaawansowane stały się prace instalacyjne i wykończeniowe. Intensywnie rozwijano też infrastrukturę w szachtach mechanicznych.

Otwarcie .KTW I

15 maja 2018 r. podczas jubileuszowej X edycji Europejskiego Kongresu Gospodarczego nastąpiła uroczysta ceremonia otwarcia budynku .KTW I. Po 24 miesiącach intensywnej pracy obiekt biurowy w sercu Katowic został ukończony i oddany do użytku. Goście zaproszeni na uroczystość mieli szansę nie tylko poznać od środka proces inwestycyjny, ale również zwiedzić top floor biurowca oraz Galerię Transformacji, która przedstawiała historię miejsca, w którym .KTW powstało.

Z początkiem roku budynek .KTW I osiągnął stan surowy zamknięty. Z placu budowy zniknął ostatni żuraw. Zakończona została obudowa dachu technicznego z płyt warstwowych, na których zamocowano następnie siatki cięto-ciągnione, nawiązujące estetyką do fasady budynku Międzynarodowego Centrum Kongresowego. Powstał także układ drogowy wokół biurowca. W budynku zamontowano wszystkie windy, a prace wykończeniowe stały się coraz bardziej zaawansowane.

Otwarcie .KTW I
